Strategy Overview

Perpetual-life, NAV-priced REIT that owns single-tenant net-leased properties let primarily to national, largely investment-grade tenants in necessity retail and healthcare (pharmacy, discount, grocery, farm supply, auto parts, dialysis). It earns contractual rent under double- and triple-net leases, pays monthly distributions from operating cash flow, and grows mainly by acquiring properties from sponsor-managed DSTs via merger in exchange for OP Units (an aggregation strategy), plus selected third-party acquisitions. It also earns interest on short-term secured loans to the Sponsor.
