Why public programs and private placements are priced differently

Public reporting programsNon-traded REITs, BDCs, interval and tender-offer funds, and Regulation A offerings file with the SEC. Nearly everything we need is in public filings, and we pull it directly.
Private placementsDSTs, private REITs, private credit and equity funds, energy and opportunity zone programs have a thin public record. Most program information must be requested from the sponsor and followed up on, and every data point we report is labeled by source.
